Renting in Malta

Here at Maltamyhome we will do our best to help and guide you through the process of finding your ideal rental property. We go out of our way to negotiate the best price for your property, while also ensuring that you are happy in your new home or commercial premise after the rental has taken place.

Renting Procedure

Properties in Malta are rented out on either a Short Let or Long Let basis. Long let refers to properties being rented out for 6 months and over and short lets refers to properties being rented for less than 6 months and usually tend to be more expensive than long lets. Tenants renting on a long let basis are charged separately for water and electricity. Rental rates also vary depending on type of property, standard of furnishings and location. Properties are usually rented out with full furnishings but there are also unfurnished properties available for those individuals wanting to furnish and add personal touches to their residence.

Once we have identified your ultimate property, introductions will be made with the owner of the property and the signing of the lease will take place. Rent is usually paid one month in advance and a refundable deposit, equal to one months’ rent, is lodged with the owner of the property as a form of security money. Once the tenancy is terminated, in accordance with the signed lease, this deposit is immediately refunded. Estate agency fees for a long let are equivalent to half a months’ rent while the fee for a short let is 10% of the total rental.

Properties

Properties which are available for rent in Malta are apartments, penthouses, maisonettes, terraced houses, town houses, houses of character, farmhouses, bungalows and villas. These properties are available in various Maltese towns and villages, with the more traditional type of properties being further widespread in central and rural villages. Foreigners who move to Malta or are based here on a work assignment tend to prefer areas such as Sliema, St. Julians and Valletta (capital city). These towns are centres for shopping, beaches, restaurants, cafes’, cinemas, theatres and other night life entertainment, while also being a hub for many business activities.
